Seven years. That's your kid going from first grade to middle school before you close on a house.

But what if you didn't save for a down payment from your regular paycheck at all? What if you funded the entire thing from side hustle, gig, or small business income? And what if you did it in just two years?

The math is a lot more doable than you think. Bankrate's 2025 survey shows that the average American side hustler is already earning $885/month from their hustle. That's not nothing. That's a real number that, with some intention, could become a house.

Let's get one thing out of the way: we're not going to tell you to "just skip the lattes." If you've been reading Dinner Table Discussions for a while, you know we don't do that here. Skipping coffee isn't going to buy you a house.

But building a real income stream on the side? That actually can.

Here's the setup. We're using the current U.S. median home price of $405,300 and a 2-year savings timeline. We've broken this down into three scenarios based on how much you put down, and we're including $20,265 in closing costs (roughly 5% of the home price) in every scenario to keep it real.

A few things to note before we dive in:

  • 5% down means you'll pay PMI (private mortgage insurance) and your monthly mortgage payment will be higher, but this is the most attainable path to homeownership. If you're a first-time buyer, this is a completely legitimate strategy.

  • 10% down still means PMI, but it knocks your monthly payment down and builds a bigger equity cushion from day one.

  • 20% down is the gold standard. No PMI, lower monthly payments, and more equity. But it's the hardest to achieve. If you can get here, you're in an incredible position.

One important note: We don't think you should put less than 20% down on a second home. Less than 20% down is really only for first-time home buyers who need to get in the door.

🏠 Scenario 1: The 5% Down Payment ($1,689/month)

Total needed: $40,530 over 2 years

This is the "anyone can start this weekend" tier. You don't need a specialized skill or a big upfront investment. You need time, energy, and consistency.

Here are real side hustles that can get you to $1,689/month:

🌿 Lawn Care / Landscaping

This is the classic side hustle that people overlook because it seems too simple. But simple scales. A solo lawn care operator charging $40 to $60 per yard, mowing 10 to 15 yards per week, is pulling in $1,600 to $3,600/month. Startup costs are low (a good mower, trimmer, and blower for under $1,000), the demand is constant from spring through fall, and you can build a route in your own neighborhood. You can also scale this business by hiring other people to work with/for you.

According to ZipRecruiter, lawn care business owners average over $10,000/month, though that's for established operations. Even a brand-new operator doing 10 yards a week at $45 each is hitting $1,800/month. That alone covers your 5% down payment savings target.

🐕 Dog Walking / Pet Sitting

If you like animals, platforms like Rover make this one almost too easy to start. According to FinanceBuzz, pet sitters on Rover can feasibly earn around $1,000 to $1,100/month working part-time (20 to 25 hours/week). Add a few extra regular dog walking clients and you're in range.

The beauty of pet sitting is the overnight rate. One weekend of boarding two dogs at $50 to $75/night each can net you $200 to $300 in a single weekend. Stack that with regular walks during the week and you're at or near your $1,689 target.

The bottom line on Scenario 1: You don't need special skills. You need a mower or a Rover profile. Start this weekend, be consistent for 24 months, and you've saved over $40,000 for your first home.

🏠 Scenario 2: The 10% Down Payment ($2,533/month)

Total needed: $60,795 over 2 years

This tier requires either more hours, higher-paying gigs, or a skill you can monetize. You're earning real money here, equivalent to a part-time job that pays well.

🎓 Tutoring (Online or In-Person)

If you have expertise in any academic subject, test prep, or even a musical instrument, tutoring pays surprisingly well. Part-time tutors typically earn $500 to $2,500/month depending on subject and hours, according to Wise.live. Specialized tutors (SAT/ACT prep, AP courses, STEM subjects) can charge $50 to $100/hour or even more.

At $75/hour and 10 hours/week, that's $3,000/month. Even at a more modest $40/hour and 8 hours/week, you're at $1,280/month, which combined with another gig puts you well over the $2,533 target.

🏠 Airbnb / Room Rental

Of course, this option requires you to already have a spare room, guest house, or other property that you can list.

If you have any of the above, this is one of the most powerful side income streams available. According to Uplisting (citing AirDNA data), the average Airbnb host earns roughly $1,910/month. In high-demand areas or during peak seasons, that number goes higher.

Even renting a single room in your current home at $100 to $150/night on weekends can generate $800 to $1,200/month. Pair that with one other side hustle and you're comfortably at your $2,533 target.

📱 Social Media Management

Small businesses desperately need help with their social media and most can't afford a full-time hire. According to SolidGigs, freelance social media managers can charge $750 to $3,000/month per client on retainer. Land two to three small business clients at $750 to $1,000/month each and you're at $1,500 to $3,000/month.

This one takes some ramp-up time (building a portfolio, finding clients), but once you have recurring retainers, it's reliable monthly income that doesn't require you to trade every hour for dollars.

🔧 Pressure Washing

Here's a side hustle that flies under the radar. Pressure washing driveways, decks, siding, and fences is in high demand, and the equipment investment is reasonable ($300 to $500 for a solid pressure washer to start). According to InvoiceFly, pressure washing businesses earn $200–$500 per residential project. You’d just need to do 5 projects a month at $500, and you’ve already cleared your monthly savings target.

Even doing this part-time on weekends, charging $150 to $300 per job, and completing 3 to 4 jobs per weekend, you're looking at $1,800 to $4,800/month. You could even take this side hustle to the 20% down payment level!

The bottom line on Scenario 2: You're either monetizing a skill (tutoring, social media) or leveraging an asset you already have (spare room, a pressure washer). The earnings potential is real, and $2,533/month is absolutely achievable with one strong hustle or a combination of two.

🏠 Scenario 3: The 20% Down Payment ($4,222/month)

Total needed: $101,325 over 2 years

Let's be real: this is serious money. $4,222/month from side income is essentially a second full-time salary. This is no longer a casual gig. At this point, you’re building a real side business, or at least leveraging high-value skills.

💻 Freelance Web Development / Coding

If you have (or can learn) web development skills, this is one of the highest-paying freelance gigs out there*. According to ZipRecruiter, freelance web developers earn $7,500K/month on average, with hourly rates ranging from $45 to $75+.

Building a small business website might net you $2,000 to $5,000 per project. Complete two projects per month and you're well above your $4,222 target. Even maintaining a handful of ongoing clients for monthly retainer work ($500 to $1,000/month per client) can stack up quickly.

*This job is quickly being changed by AI though. Can you learn AI quickly and still sell this skill, though? Totally possible.

🔨 Handyman / Home Repair Services

If you're handy (and we think a lot of DTD readers are), this is a goldmine. You might charge anywhere from $60-75/hour for these services.

The key is specializing. General handyman work pays well, but if you focus on high-demand services like bathroom updates, deck building, drywall repair, or fence installation, you can command premium rates. A $2,000+ bathroom refresh project every other weekend plus smaller jobs during the week puts you right at your target.

🎨 Freelance Design + Multiple Retainer Clients

Freelance graphic designers earn an average of about $5,800/month according to ZipRecruiter. If you can land 3 to 4 ongoing retainer clients (logo work, social media graphics, marketing materials), each paying $1,000 to $1,500/month, you're at your target and building a business that keeps paying well after you buy the house.

The bottom line on Scenario 3: This is the hardest path, but it also sets you up the best. No PMI, lower monthly mortgage payments, and more equity from day one. The side hustles at this level are really side businesses. They take skill, hustle, and time to build. But $4,222/month is what some people earn from a full-time job, and if you can build that from a side business, you're in a powerful financial position.

Bottom Line

The median home in America costs $405,300. That sounds like a mountain. But when you break it into monthly side hustle targets, it starts to look a lot more like a hill.

At $1,689/month from a lawn care business or pet sitting, you're at 5% down in two years. At $2,533/month from pressure washing or tutoring, you're at 10%. And at $4,222/month from freelance web development or a handyman business, you're at the full 20% with no PMI.

None of this requires you to touch your regular paycheck. Your 9-to-5 covers your life. Your side hustle buys your house.

The average American takes 7 years to save for a down payment. With intention, a side hustle, and 24 months of consistency, you could do it in 2.
